Administrative Services:
Attend monthly Board of Directors meetings. Prepare and distribute meeting minutes. Prepare and distribute Association financial reports. Obtain bids from vendors. Oversee Sub-Contractors. Answer owner inquiries. Maintain and keep , all administrative files and records in compliance with the Florida Administrative Codes, Florida Statutes and sound business practices.
Association Property Management:
Plan and supervise routine grounds maintenance & renovations. Provide bidding, purchasing, payment services & procedures. Provide scheduled maintenance reports. Solicit, negotiate and recommend proposed contacts for Board of Director approval. Review daily all maintenance requests from unit owners and take all appropriate action, including keeping owners informed. Maintain subcontractor files, including proposed & accepted bids, licenses, proof of insurance coverage, etc.
Accounting & Financial Association Services:
Maintain the Association financial books, accounts and other records as provided by the Association Bylaws, the Condominium Act, other applicable laws and in accordance with generally accepted accounting principles. Collect, record, and deposit all assessments and fees due to the Association. Check accuracy of all bills and invoices. Prepare checks for payment of all bills and invoices. Assist Board in preparing the proposed operating and reserve budgets. Prepare or assist the association's CPA in preparing all required tax returns, compilations, reviews, and audits. Promptly take all action necessary to collect delinquent accounts, using the attorney of your choice for any lien procedures.
